Launch

Status Update — Feb 10

February 10, 2026

Context

Where this fits.

Magnus Launch combines the foundation of benchmarking with generative design and puts it in front of owners, so they can make real decisions before design even starts.

Alpha (now)

Working prototype. Internal use, iterating on UX, running pilots.

Beta (next)

Production system. Secure, owner-facing, ready for real use.

What We’re Building

Five steps from idea to confidence.

01 Criteria

Owner defines the ask — location, unit count, budget, priorities, and the look and feel they’re going for.

02 Benchmark

Compare against B&G historical costs and spatial data to set realistic expectations.

03 Design (TestFit)

Generate site-fit options to see if the proforma works on the actual site.

04 Cost

Attach real cost data to the chosen design on a specific site.

05 Compare

Evaluate options side by side with enough confidence to move forward.

Alpha — Current State

Live at alpha.launch.brasfieldgorrie.app

Internal + invite use only. Iterating on UX, running demos with clients in person.

Alpha Next Steps

What comes out of alpha.

01

Pilot projects — preview with this group before showing clients

Fleet Landing 2 (Jax): internal workflow test, not going to owner. Data center potential pilot: Courtland exploring.

02

Run 3–4 owner conversations in March

Keller scheduling. James + Harrison in room. Hospitality / TestFit podium issue may limit which owners we can show to — need to resolve first.

03

NHX comparative analysis — internal validation

Run North Hills (Dan Joy’s multifamily job) through the system and compare to the actual schematic budget.

04

Set up mission critical kickoff with Brett / Greg Wolf

IT dashboard ready, need jobs backfed. Keller to include on calendar ASAP.

05

Feed learnings into beta UX & finalize portfolio / criteria direction

Have the art ready before getting opinions. Params set for benchmarking.

Beta

Production rebuild.

Same UX, rebuilt underneath. Consistent Magnus ecosystem look & feel. Beta release for commercial first, V1 when we’re confident. Pre-Con Summit May 6 in Destin.

Multi-Market Sector

Expanding beyond commercial.

Each sector needs two things: platform support and data. Subsectors under Commercial each have different metrics driving cost. Priority: multifamily, mission critical, hospitality.

What We Need

Open items & action items.

ItemDetail
Owner conversationsSet up 3–4 in March. James + Harrison in the room. Hospitality/podium issue may limit which owners.
NHX analysisRun North Hills through Launch, compare to actual schematic budget. Vic + team pick comps.
Mission Critical meetingSit down with Brett / Greg Wolf. IT dashboard ready; need 5–6 jobs backfed.
RPD presentationPresent Launch to RPDs so they understand bigger picture. Target April (all RPDs together).
Pre-Con SummitMay 6, Destin. 100 pre-con leaders. Show benchmarking + Launch vision. James / Harrison to present.
Data team check-inRevisit Databricks access — what structures exist beyond multifamily?
TestFit APIContinue conversations. Also test hospitality podium capabilities.
Manual cost overrideBlank template when comps aren’t available. Enter line items manually so product stays consistent.

Parking Lot

Open questions.

Nevi IQ & Omnis integrations

What is the integration path? Who owns this on the product side?

Multifamily project selection

Which multifamily projects are actual builds? Which ones should we pursue? Some we didn’t build, so we don’t have complete drawings.

Resource allocation

Who will handle Nevi IQ and TestFit projects in pre-con or VDC?

TestFit hospitality capability

Towers = good. Podiums with ballrooms / pre-function = unknown, but doubtful. Harrison to test before any hospitality conversations.

Market sector structure in product

6 company sectors as root headings. Subsectors (e.g., hospitality, multifamily, office under commercial) each need distinct metrics and cost drivers defined.
